3491 West 40th Avenue stands on a corner in Dunbar, 250 metres east of Dunbar Street and one block north of West 41st. The City of Vancouver’s local planning area for this address is Dunbar-Southlands; the MLS® listing files it under the sub-area Dunbar. The front door faces south, onto West 40th.

The house was built in 1996 and the listing records it as completely renovated in 2019. What that bought is visible in the photographs: white oak floors throughout, a kitchen of pale wood and white stone, marble bathrooms, new windows, and Hunter Douglas coverings on them. Three of the fifty-eight photographs on this page were digitally edited, and each one carries a label saying which edit it was. Two had the lawn regenerated, because the grass was dry when we photographed in August. The picture at the top of the page is one of those two, and it was also converted from daylight to dusk.

Before any of them was placed, every frame our AI returned was laid beside the camera original it came from. Five lawn frames came back and we rejected three. Two had deleted the clipped boxwood hedges along the front retaining walls and put plain grass in their place. The third had re-laid the tiles on the garage roof, tidying away a disturbed patch near the ridge. Those three views are published as photographed instead, dry grass and all — a brown August lawn is a fact, and a repaired roof is not.

Nothing was added to any room, and no furniture on this page is virtual. Everything you see indoors was in the house on the day.
